It can be challenging to put aside your own taste and position your property as the best place for its next owner and so we’ve put together some design trends that are looking popular for 2020 and beyond, to help you get some perspective on what might attract your buyer and sell your home for the price you need to achieve.
Single colours
Keeping things easy on the eye and just choosing single colours for your rooms can help create a comfortable backdrop for your furniture and the activities that go on in that particular room. Strong colours can be fine as long as the room has enough natural light to showcase it off to its best advantage.
Simplicity
Along with single colours, keeping the décor simple and uncluttered is still on-trend and keeping things at eye-level neat and tidy, either in terms of actual objects or in terms of colours, shapes and style will help provide a soothing environment that warms rather than repels. If you’ve got dramatic wallpaper and a vibrant sofa in the same room, you might want to tone one of them down. The easiest way is with a monochrome throw or cushions to create a more straightforward visual line. Remember, in your new home, where you’re planning to live for a number of years, you can do what you like but the objective here is to attract your perfect buyer and demonstrate the house is worth its asking price so do keep that in mind when you’re appraising your home room by room.
Get rid of those greys
Greys have been in for the past few years and now, they’re on their way out. If you don’t want to get your paintbrush out, you might want to add photographs to a wall or flowers on the side – and more of that later. Otherwise creating a neutral palate in a room or returning the wall to white could be just the job when it comes to welcoming in prospective buyers.
Out with old carpets
A massive turnoff to buyers is the thought of having to spend money straight away and old, stained carpets can create the wrong impression and make people wonder what else is old and needs replacing. Creating a positive atmosphere is vital and with the trend for wooden or laminate floors still here for the foreseeable future, investing in new flooring could be the difference between achieving asking price and having to drop the price to get people through the door. Remember all buyers will obtain their first impression from photographs taken by your estate agent on right move or other property sites and good flooring can set the tone – or not.
Go green
Having a neat and tidy area, either inside your home or outside, for your recycling can be a real winner. People are keen to do their bit and the question of where to store your recycling before it is collected isn’t going away. Creating a tidy zone for your glass, paper and plastic as well as the black bin bag waste and food composting can show how spacious and conducive to modern family living your home truly is.
There’s nothing like doing your own research. See what other properties in your area that sell quickly look like. You don’t have to be Phil and Kirsty to understand what will motivate a buyer and what will put them off. It’s an emotional and stressful time so reminding yourself that it’s no longer about your taste but someone else’s, can really help to give you the perspective that you need.
