If you're buying or selling a property in England and Wales, the ownership of the property must be registered with the Land Registry. Here's everything you need to know and how to register your property.

What is the Land Registry?

Land Registry is a government-run department that registers the ownership of your land and property within England and Wales. Land Registry provides the property owner with a land title, guaranteed by the government. This also includes a title plan which indicates the properties boundary line. When a property is entered into the register, Land Registry records any ownership changes, mortgages or leases.

Why do I need to register my property?

Registering your property at the Land Registry guarantees ownership and protects your property rights. It shows proof of ownership, protects your property from fraud and makes it easier to sell your property in the future.

When do I need to register property at the Land Registry?

A property must be registered at the Land Registry if it has never been registered before. Anyone taking over ownership of property or remortgaging. it must apply to the Land Registry to register.

What information does the Land Registry hold?

Land Registry holds records for all properties in England and Wales. Details that are kept on file are as follows.

Flood Risk Indicator

Further information about a registered property, is available through Land Registry where you can request a copy of the deeds for a small fee.

How to register property at the Land Registry?

Before applying at the Land Registry you should search the register to make sure your property isn't already registered. If the property has never been registered, you need to fill in an application for first registration to register ownership of property.
If the property is already registered, you need to fill in an application to register any transfer of ownership. To do so, you must fill in a transfer of whole registered title form.
